Debts are for the house and you are the borrower or sole homeowner. That means the asset belongs to you. Your wife would have to laboriously fight for money.

In the east, different property prices... in Munich, you can easily earn six figures as well, but that doesn't make you any richer, to put it bluntly.

I am pretty sure you are wrong. Suppose you are listed in the land register and you get divorced in 20 years. Then the house still belongs to you and your wife to 50% of the increase in value (if any). You pay her out (50% of the increase in value), keep the house, and she is pretty much left with almost nothing. Honestly, I don't understand how someone could come up with such an idea when married. If someone brought a lot of equity, the distribution (e.g. 60 / 40) can be adjusted. But that your wife, who will likely earn about the same as you in the foreseeable future, voluntarily gives up her share, I cannot comprehend.

Regarding your original question: I would take KFW124 with me, or at least calculate it precisely. If your wife is lucky enough to become a civil servant after her studies, you will have enough money left for special repayments, so even higher interest rates after 10 years should not be a problem.
