The answers from the others are probably (unfortunately) correct.

In my opinion, the decisive factor here is not whether a bank will finance this, but rather whether the respective buildings - especially the rental property - are worth the purchase price.

If I were you, I would therefore be interested in the following things:

1. Is it really one plot of land (!)? Or are there two plots owned by the same owner?
2. If it is one plot - can the properties be divided? Or in other words: are both buildings built with sufficient distance (+6m) from each other, or are there transitions/connections between the buildings?
3. What are the individual prices of the buildings and how high are the respective repair backlogs and their age?

Very roughly, however, it can be said that this thing will blow up in your face with an assumed purchase price for the rental property of 260K€. And you will certainly not be able to cover the installment for the entire property from the rental income, but will have to add about 1000€ monthly. Exactly what remains from the rental income can be explained to you by a tax advisor, but I believe this deal will only work (for you) if you can reduce the purchase price by at least 50K€.
