This is a mixed calculation from two different subsidies - which may no longer apply if we no longer get KFW300 because the 2025 budget is unclear. With twenty years fixed interest, the promotional interest rate looks accordingly like this:
26 to 35 years 20 years 1 to 5 years 3.11% (3.16%)

Well, if you look at Dr. Klein, you can see the interest rate development over the past year. There is little fluctuation. I think it's already good conditions to get below 2% for the total amount even with KFW300. On the other hand, with a mixed calculation of 3% for the bank loan and 1% for the KFW loan, you end up with an average of 2% with the corresponding shares of the loan amount.

So, after quite a bit of back and forth, we are now close to signing.
Do I still have major blind spots or are certain cost calculations absolutely off? We will lay out the garden ourselves at our leisure, and I have left the kitchen out of the calculation.

Included, parquet flooring will be upgraded on the upper floor. Otherwise, we mostly manage with the standard. Upgrading is also integrated into the house price with a small budget. The upper floor would still need electric roller shutters upgraded and possibly RC2 security. We are unsure whether this is needed on the upper floor.
