How big is the house? Or does it have any special features?

Because of the €42,500 subsidy, it has to be a KfW 40+ house. I find €335k completely finished already very cheap. Is really everything included?

Since the house price is relatively low, the €10k for customization could easily be used up quickly. Unless you are very restrained or the house has a living area of 110m2.

I would say the additional costs are fine.

The kitchen and outdoor area depend entirely on you. What you want there and how important the respective things are to you. Of course, you can get a kitchen for €15,000, but then you can't expect ceramic and full Miele equipment. If the plot is small, you can also do the garden for €8k. But then doing it yourself is a prerequisite!

€10k for fittings is nothing. With some prefabricated house providers, additional sockets alone cost €100 each. You need at least 20 more than in the plan. That’s already €2,000 gone. Then there are better bathroom tiles, nicer tub, larger shower, shower enclosure, better window sills inside and outside, colored plaster, etc.

PS: Yes, the price is fine like that. It will only have 120sqm. We suspect that quite a bit will be added during the sampling.

How do you arrive at 50,000 euros for additional construction costs for a level plot & development? That seems quite high to me. And whether you get by with the planned number of sockets is up to each individual. Of course, you can splurge during the sample selection, but you don't have to ;) Some are fine with tiles for 50 euros / sqm, others would like ones for 70 euros / sqm. However, the L&L helps here, showing what is already included in the standard.
