Financing problems

Hello,

My boyfriend and I have our notary appointment in 2 weeks and we have been going to various banks for some time now to get different offers.
Our income is just over 5,000 euros net in total, we don’t pay rent, have no debts and each pay for a car with a rate of about 220€ per car.
The land costs 115,000 and the construction costs are 285,000 without sanitary fixtures (connections are available), without floor coverings and without painting work.
We would like to take out a loan of 450,000€ for this. Additional costs such as notary and ancillary construction costs will be paid from equity.

So far both the PSD Bank has declined us (PSD’s mortgage lending value is said to be lower than 450,000) and the Sparkasse Südwestpfalz (they wanted security in the amount of 75,000€).

Are our values for the construction too unrealistic?
In the household budgets that have been made, our available equity is still 1,300 even after the construction loan installment is fully paid.

Has anyone had similar problems and has advice?

We will inquire at other banks in the coming days.

You will not get a loan of 450T€ for a property with 400T€ acquisition costs plus painting/flooring/sanitary, let's say a total of 30T€ on top. At least not fully as a mortgage loan.

The 50k, what kind of calculation do you have there? Offers available, research, etc.? If everything is documented in terms of content and is comprehensible, 450 = 100% lending. The condition depends on that. If 2 banks independently determine a different value and want collateral, something is wrong. Income should at least be appropriate.

With 5000 net, installment loan and no rent, just for ancillary costs. Should be about 8k for a plot of land. Where does the income go??

How much equity is actually available, specifically? And you write that you have no debts - and then you write that you are still paying off cars?
