I have received it. 922€ monthly 1.43% 76000€ outstanding debt What would be the objection to the [bauspar] option?

One would have to compare all costs + interest of both offers. I think 20 years is cheaper also because of the compound interest effect.

If I continue calculating €833 for 7 years, it almost corresponds to the €76k.

every additional €100 repayment in the installment reduces the remaining debt by approximately €26,000

I speculate that the interest rate will rise, and therefore I want to secure the interest rate of the [Bauspardarlehen]. And if the interest rate does not rise, I do not have to take the [Bauspardarlehen] and can continue to finance through a bank with possibly lower interest rates. At least that was my plan.

This way, I would definitely have to refinance with the risk that the interest rate might be at 4% with the regular loan.

yes, I agree with you, but 100 € more repayment or 200 € more is not possible? then you have peace for 20 years just a thought
