Plot of land Transfer tax is waived because it was a gift no broker fees notary has already been paid mortgage is paid (parents) Construction preparation Surveying is paid and all plans are available Construction water and electricity are provided and paid Construction is approved as well as drainage (except house number) Liability and fire insurance are done Earthworks We don’t need a soil survey (approved by the district office) Transport is waived (no basement, the rest is taken by a farmer, also approved by the district office) Inspection shaft and pipes on the property are included in the offer^^ I work as a site manager in civil engineering and the construction service description is complete and secured There is no architect We will do it later, only the outdoor facilities, although I must say about 150 sqm will be paved all by ourselves (father and brother are pavers) at €50*150sqm=€7,500 and if I take double €15k that is still far from €40k which some people spend for the outdoor facilities and you must not forget the total capital is about €370k I just don’t want it to get that far ^^ if I forgot anything please say, I am very grateful for any answers

One more thing about the financing. Are the closing fees and other costs included in the 1.55% for the building savings contract? So you only pay interest in the first 10 years and "repay" into the building savings contract where you don't earn interest? I would leave Riester out of the financing. Because of the housing subsidy account and the 2% interest, it’s not worthwhile and is much too inflexible. Just a 20-year fixed interest rate and that's it. It should be doable under 1%. If you want, you can take out a small building savings contract for the VWL and use it in 20 years for renovations or remaining debt repayments.

Wow, so we paid 110k alone for the shell construction + earthworks + roof. 155 sqm living space.

yeah, it should cost the same for us too, obviously +-5k is maybe for planning but normally the offers are binding and signed, so I think it will stay that way

no, you do repay the loan after 15 years with 0.67%, then a home savings contract becomes active that covers the remaining debt and runs at 1.55% until the end, and the 100k from the bank still has about 60k remaining debt after 10 years of fixed interest. What to do then is still open. I would have taken the Riester now because there are already about 15k in it.
