Financing new single-family home construction - full repayment, building savings contract, or annuity loan?

So we are well above your planned costs with significantly less living space and do a whole lot ourselves. But Greater Munich also has different prices.

Connection costs were clearly five figures from the municipal utilities and there is no way to save on that. Surveying was 3000. For construction electricity we are already over €1000 in consumption and still had to pay €350 connection fees to the municipal utilities, even though we have an electrician master in the family.

Of the offers, I would personally take the second one. I don’t see a problem for you in 10 years and 30 years like in option 1 seems extremely long for the "small" amount compared to your income.

The advantage of a 30-year fixed interest period is that you can also cancel after 10 years, thus securing both sides. So, for unexpectedly rising interest rates after 10 years as well as for stagnant interest rates after 10 years.

One more small "interjection". 223 sqm living space, are you sure? It’s quite possible that no children will come, that was the case with our second. What then? You are not in the best childbearing age. Just something to think about. 170-180 sqm are also perfectly enough, even for 4 people.

Regarding construction water, have a well drilled for €500, or a 4-5 inch well right away (approx. €1500, 12m deep)
If the soil allows it, do you have gravel soil?
That saves construction water and can later be used for the garden as well.

Otherwise, the financing and construction costs look great. It should work.
Many others have also built 250 m2 + double garage for €250-300k.

And that’s exactly how you rationalize the entire bureaucracy in house construction away. We did the same.
In the end, you get significantly more house for your money!
Better to invest in capable craftsmen and top equipment.
Schüco windows, built-in fittings, sauna, etc.

Hello, I would evaluate the construction costs seriously and not use a local index. That can never keep up with the current trend
