That is PLC.. could be called an alternative. True. Combines all the disadvantages without the advantages :) and it’s not cheaper either. You can get KNX in EL for 20k as well. Loxone has by the way higher effort for wiring and you probably don’t do that in EL. If cheap then homematic. There is a large active community.

Have you already had a soil survey done? Then you know exactly whether additional foundation costs will be coming your way.

Now seriously: what do you want to do with 200 sqm of living space? Or have you included the attic in that?

My parents have a 120 sqm house. Apart from the fact that the living room is about 10 sqm too small, it is sufficiently large. We are building a 168 sqm house and I already find that quite luxurious.

Ultimately it depends on your taste, but think about whether it really needs to be that big.

Then you should also calculate whether the payment is still manageable with parental allowance (and later possibly without the second salary).

An acquaintance of ours just paid around 8000 euros for his house connections (without gas, as he has a heat pump). For the surveyor, we have here an invoice of 2600 euros (for site plans, elevations, staking out, surveying, etc.). The earthworks seem very low to me, often a cistern or the inspection shaft is also added. I would rather assume double that. You usually also have loan incidental costs (registration of land charge, notary). The house also needs floor coverings, wallpapers, lamps, etc..

I always find the argument "what do you want with xy sqm" quite pathetic. Everyone should live in as many sqm as they want and can afford/want. I know people who have 350sqm and it could be even bigger :) If we had a significantly bigger budget, we would also build more than 225sqm + 60sqm attic. Just in the living room alone, I would like a "sunken" huge sofa... US style :) I discussed this with the architect, and we quickly came to the conclusion -> to make that look good it needs at least 100sqm just for the living room. Better even more.

Some here in the forum think... a children’s bathroom is a luxury or a kitchen island etc. All nonsense... the size of the house is luxury or a large indoor pool... that can easily cost 200,000 EUR alone.

So... if the OP has the budget... go for a lot of sqm including a cleaning help (though that won’t really make a big difference) if they feel like it. If not -> build smaller. It’s that simple ;)

Edit: I just remembered... one person here in the forum once presented their house including pictures... that was the only real luxury house I’ve seen here so far ;) I think they also wrote something about 1.5 or 1.7 million. It looked very good and I really liked it :)

Good morning,

regarding the topic, we are currently in a very similar position, but the credit limit is lower.

Our starting situation is as follows: woman civil servant, man employee with a total monthly income of around €5200.

However, our first inquiries and calculations started directly with the assumption of a first child. This results in completely different constellations, and I definitely do not see a rate of €1500 as realistic. We were advised of a possible rate of around €1000 ± €50, which can also be managed without problems during parental leave.
