As mentioned, we are still considering whether we should use the money for the garage better as an additional buffer. We had already obtained various offers from about 5 local providers, compared service descriptions, and have now decided on this regional construction company.

According to my research in this forum and on various other sites, ancillary construction costs should actually apply here.

I have currently listed them as follows:
900€ building permit (possibly only 50€, as according to information in an old development area with a valid development plan, a complete review for the permit is not required)
5000€ earthworks / soil excavation (sloping site, soil only needs to be reshuffled)
1000€ soil survey
1200€ surveying
1500€ thermal survey
800€ construction water connection
2000€ RWE connections
600€ Telekom
100€ tree felling
3000€ fence
4000€ other costs (house number, fees, etc...)

That makes approximately 20k in total.
If you can think of any costs that are definitely missing here, I would of course be very grateful!

No no no, please increase earthworks by at least three times, thanks! Where did you get 5009 from? That was barely enough for the rainwater thing on our end... And slope property has to be doubled anyway?! Tossed-off layman opinion! Edit: €109 for tree felling... you only charge that for the trip if you're smart... Etc. Regards

The contractor estimated about 2500€ after leveling, I doubled that. I will then have a precise offer made! Thanks for the tip

Still far from enough. Or do you want to set the cheapest 10 euro limit in a 200sqm "villa"? You also want to realize something for yourself. On top of that, craftsmen currently get a red carpet and can practically dictate prices. Roughly calculate 2000 euros per sqm for good equipment including buffer. Then add ancillary construction costs, kitchen, etc.

Conclusion: more equity or significantly smaller house

PS: KNX alternative.. that was good :) what is that supposed to be? Such a thing does not exist. Alternatives are Homematic and hardware store radio toy solutions. But they are significantly cheaper than 10k, 15k. DigitalStrom or free@home save hardly anything in comparison. If the money is so "tight", I certainly wouldn’t think about KNX or sauna.. Saunas start at 10,000 euros.

Maybe the excavation and depositing of the foundation slab spoil, but not the removal and re-anchoring, just as the general contractor will not mention the rainwater pipe during leveling, those costs will come later. You have already received the link!
