It is important insofar as your rate is determined by it. Example: Your wife wants/has to stay at home for 3 years. Then you will receive a total of 1 year of parental allowance and for 2 years you will be without a second income. You have to be able to cover that with your net income.

Effectively, you should sit down and talk about your must-haves. What must the house definitely have (for us: large living room, open kitchen, floor-to-ceiling shower, no basement, bungalow ...) What would be nice to have (large children's rooms, dressing room in the bedroom, kids' bathroom, ...) And what is out of the question. Write that down and dig through a few floor plans from various companies. Possibly, it will be like with us and you will find your dream floor plan. Possibly, you will put together some ideas this way. Then you go to various companies/architects and present your wishes. Companies will then put together an offer for you. With architects, I think it is not quite that easy, as some want to see money for the preliminary work.

The framework conditions are now such that anyone ordering now will only be served in 5-2018 anyway. The order situation is good everywhere, and where it is not good, there is already a reason for it. First decision. Prefabricated house or brick by brick? Once that is settled, then take stock of the weather in the scene. Who builds with whom? What is going on, where is it annoying? Who is the regional top dog, whose style do I like? Then talks with the one or those who remain. Just don’t get the representatives on the sofa too early. They will bombard you with talk, promising you the once-in-a-lifetime opportunity....best to talk regionally with the boss himself, the big national companies only act cheap, they are not. Then the rest will fall into place. My opinion, with so much equity, building, the money hardly brings you interest, every month in ownership rather saves rent, that is a return you won’t get anywhere these days. Karsten

Reputable architects provide the initial consultation free of charge. Of course, costs arise when it gets detailed. To avoid additional financing, one should choose a general contractor.

I find the note from Nordlys (Karsten) extremely important: The companies (resp. their people) employed in the construction industry are currently very well utilized. This sometimes also leads to medium-term contracts / inquiries hardly being able to be processed. A lead time is necessary anyway. And at least a sharpening of "what do we want to build" is clearly needed. But this only happens if you actually deal with it. In the concretization phase, this will of course be even more intense.
I consider it pointless to contact companies without having any idea at all. Look at houses, look at floor plans, also read feedback on floor plans – just like that. It will help you clarify exactly what you want.
Due to the described financial situation: Build!
