a little more about the fixed interest period. After 10 years you still have a lot of debt. If you can afford to pay off 400,000€ with 2-4% interest, you can do it. You can assess the risk yourself and compare it with the interest surcharge for 10 to 20 years. However, 90% of borrowers want to make special repayments regularly, the first 10 years maybe 10%. You can save and pay off the KFW completely after 10 years.

Without registration of the land charge at the notary, the loan will not be granted at all. I am not sure whether any expenses need to be compensated, but a prepayment penalty is out of the question. The land charge is a prerequisite for the disbursement. But yes, ideally the notary appointment is scheduled within the revocation period of the mortgage.

Yes, the notary appointment should be scheduled so that it is still within the cancellation period. If the cancellation period has expired and the loan/purchase contract does not come into effect, the bank will want to see compensation. I would have to check with us. Not nearly as high as the prepayment penalty but still enough for a “black eye.”

Thank you very much for your advice. The tip to secure the partner makes absolutely sense to me, and of course for myself as well. One more question:

What is your opinion on having multiple components in the financing? Possibly different fixed interest periods? In general, I am currently tending towards a split into 10-year components (possibly L-Bank subsidized) and a larger component with 20 years. For me, since I live in Switzerland, a portion in foreign currency would also be worthwhile, but there are different opinions on this and I am not sure if this really makes sense.
