I haven't found the purchase price for the plot
No purchase price, as described, gift (not notarially done yet, but in the final stages).
Standard land value is not equal to your mentioned market value
Correct, there was a typo: about 250,000 to 260,000
Does your taxable income fit for KfW 300?
It should fit, as it is well below 110,000 per year, which is the limit with three children, if I read everything correctly.
150sqm = 500k house construction including incidentals (flat plot, no special features, carport, paved driveway, no large outdoor facilities, no frills in the house)
How much incidental costs are roughly planned there? 100,000 euros? The plot is developed, but connections still have to be done anyway.
That also depends on the price range we're looking at for off-the-shelf houses.
130sqm for five people will be quite tight (four bedrooms), 150sqm is better.
P.S. As soon as you start to build more individually or want the garage or a garden etc., it will be more expensive than estimated. Stay as much as possible with a standard off-the-shelf 08/15 house.
Interesting. We know many who live with three children in a smaller space. We could imagine that as well. But sure, usually you build only once as long as the children live with you. Could you maybe build somewhat smaller rooms and instead have a garage? Or is that the wrong question right now?
I think the central follow-up question is really which price range we should be looking at for off-the-shelf houses. From the building feeling, we would actually like to build a bit cheaper. Are there tips here?
KfW 300 with 200k loan at 3% interest (fixed for 20 years) and 3% repayment = 1,000€ monthly.
Just saw a thread here in the forum about the daily current conditions in the 296 program. Better interest rates. But would that really be better for us?
