It should fit, as it is well below 110,000 per year, which is the limit with three children, if I read everything correctly.


How much incidental costs are roughly planned there? 100,000 euros? The plot is developed, but connections still have to be done anyway.

Interesting. We know many who live with three children in a smaller space. We could imagine that as well. But sure, usually you build only once as long as the children live with you. Could you maybe build somewhat smaller rooms and instead have a garage? Or is that the wrong question right now?
I think the central follow-up question is really which price range we should be looking at for off-the-shelf houses. From the building feeling, we would actually like to build a bit cheaper. Are there tips here?

Is it even possible to build a single-family house with KFW296? 4 bedrooms, plus living room and kitchen. That makes 6 rooms and you are allowed a maximum of 115sqm living space. I don't see how that is possible for a single-family house.

Times in numbers:
3x children's rooms 36sqm
1x bedroom 15sqm
1x hallway 6sqm
1x bathroom 15sqm (it's like a pigeonhole in there)
= 72sqm
==> so also 72sqm on the ground floor

That won't work for a single-family house. It is mainly for multi-family residential buildings.
