Yes exactly, especially the commission makes me very suspicious... especially if there is a developer obligation and you "have to" put up a Town & Country house anyway. The size of the plot is a matter of taste... depending on how you want to live or what you want to do with it. But the prices will probably all settle in this range and since 400 € is a bargain in the immediate Berlin surrounding area, the speckgürtel 2.0 is just bulking up :/ That sounds fair with the 4.50 € for the conversion. Congratulations and good luck with building and lots of joy with the house then :)
Thanks :-) We were lucky 3.5 years ago. Purchased 1,462 sqm in Fichtenwalde on the main street for 40 € / sqm :-) Building application and conversion now takes 5 months. We expect to get the building permit mid/end of July.
The size is enough for us. We would also be happy with 700 sqm. Unfortunately, the plot is not divisible, or very difficult to divide.
