Financing for 124 sqm semi-detached house – too tight?

The Beverly Hills of Borkwalde ;) And Town & Country is now charging over €400 per sqm in Fichtenwalde?!?

Yes, it is €388 / sqm + commission. 18 plots were gone within a few hours. Unfortunately, I am not allowed to post links...

Ah, I saw that on Immoscout. The prices were more of a wishful thinking or minimum bid. Plus the commission. But as you can see... they were all gone anyway. Things are also picking up quickly in Borkwalde. In the offering process, the starting price is now €280... (however, with a different real estate provider). In addition, there is €7.50 per sqm for the forest conversion. Although I am always surprised that on the relevant real estate portals there are offers from (Town & Country) for houses with plots for around €320,000 - €370,000. Also on the website for Town & Country B...walde, land prices of €120 are advertised... (however, these are apparently all reserved or sold). These must be the famous teaser offers... ;)?

I wonder why people agree to the points: A) a very small plot of about 600 sqm for the area. B) obligation to build with a specific developer C) commission (I find it outrageous since the plots were purchased by Town & Country). D) a construction company that is not exactly known for quality and safety. E) not to mention the price. The conversion (I am currently dealing with it) costs depend on the demands of the forestry authority. For our 1,462 sqm plot, it costs €4.50 (net) per sqm + some forest improvement measures. We come to a total of €10,075. Additionally, a security deposit must apparently be posted.

Exactly, especially the commission makes me very suspicious... especially if there is a builder binding and you "have" to put a Town & Country house on it anyway.
The size of the plot is a matter of taste... depending on how you want to live or what you want to do with it.
But the prices will probably all settle in this range and since €400 in the immediate Berlin outskirts is a bargain, the so-called "Speckgürtel 2.0" is just getting going :/
That sounds fair with the €4.50 for the conversion. Congratulations and good luck with the building and much joy later with the house :)

I have to post the single-family house Nachbarhausextrem now anyway, so you can see how it can be ;-)
The green marked areas are terraces, the others are the houses. We will have 3 neighbor terraces almost directly next to ours and 2 more right next to those. That’s what privacy means in a single-family house.... The probability that at least one of the five will be annoying is not exactly small :-(

My grandma lives in a semi-detached house and I have never seen the neighbors regarding north vs south entrance, even though I visit often ;-)

But yes, I also realize that these are exceptions.
