Are you going through the storage room to the basement or am I reading the plan wrong?

- Utility room on the ground floor? I thought you wanted a basement
- €450k for house + basement is quite realistic. We manage €450k in Baden-Württemberg for 150 sqm with garage. So that should definitely be feasible.
- Additional construction costs set at €15k? What about structural inspection, surveying, soil excavation, building permit? You have to budget significantly more than €15k, with the basement and excavation it will probably amount to around €40k all in all.
- Exterior facilities €5k? What about the driveway? Even if only the terrace and driveway have to be made, you won't come anywhere near €5k. €5k is just enough for the garden maybe.

Sorry, in the shown floor plan (example) there is no basement, but it would probably be the case that the storage room under the stairs would be omitted, but thanks to the basement is also not needed. And the floor plan would be built rotated to the north, meaning guest WC and living room would be in the south (garage omitted). We just don’t want a pure south side as the wide front but rather narrow and the terrace etc. in the west.

Okay, that works. Yes, it's a clean matter, the project should definitely go through like this.

Is the floor plan fixed or is this just the first draft?
