Hello everyone,
I'll fill out the questionnaire as far as I can... let's see what you say about our project.
In advance for your information, we want to build a single-family house on an already existing plot with an adjacent field (owned) in the second row.

Are you employed, self-employed, retired, housewife, househusband, etc.: Permanently employed; civil servant part-time
How many hours do you work? Full time; part time
Income and asset situation:
What income do you have (gross/net)? Net: €3100 + €1500
How much child benefit do you receive? €190
Other transfer payments such as parental allowance, sickness benefit, etc.?
How much equity do you have? €150,000
How much equity do you want to invest in the house project? €150,000

I will detail the expenses for you later, but below is already the total of the "surplus" after all deductions.
Housing costs:
Current cold rent: €900
Current warm rent: €1180 (incl. stormwater fees/sewage; garbage)
Electricity: €65 for heating + €50 for house electricity
Water: €140 / year
Phone, internet, mobile: €35
Mobility costs:
Insurance costs:
Living expenses:

Income and expense totals:
Total income: €4500
Total expenses: approx. €3800
Balance approx. €700 remaining after all expenses.

How large is the plot: varies between 550 - 750 sqm depending on the portion taken from the field
What are the dimensions: 19m x 30m
New build, old building (year built), house type? Garages?: New build with carport
How big is the house? (living area / usable area): approx. 140 sqm + basement (usable basement)
What is the market value of the land and house after completion? (€650,000)
Photovoltaics: own use & feeding for electric car --> costs €10,000?
Construction or purchase costs:
Land costs: none, already owned
Development costs: unknown
Additional acquisition costs (notary, court, property transfer tax, broker): already owned
Construction or purchase costs (incl. architect, structural engineer): estimated €400,000 + €50,000 basement?
Additional construction costs (e.g., house connections, soil surveyor, construction electricity etc.): €15,000?
Outdoor facilities/terrace, paths, garden design, fences etc.: €5,000 as only a terrace is needed
Total costs: approx. €470,000
Other costs:
Kitchen costs: expansion of existing kitchen approx. €10,000
Furniture, lamps, décor: €5,000
Cost summary:
Total costs: approx. €500,000
Deductible equity: €150,000

As you can see from the attached pictures, the plan would be to build in the second row (dimensions etc. see above).
Do you think the planned budget is sufficient and the attached floor plan would fit on the plot?
