Regarding the additional construction costs: Which major category am I overlooking? In my research, I found the following points, with approximate (or where I know them, exact) amounts:

Public development 0.00 € - land is developed
Private development 1000 € per meter of pipe, distance from street to technical room is 4m, I have calculated 5,000€ here
Soil survey 2,000.00 €
Surveying 3,000.00 €
Building permit 1,000.00 €
Building contract review 0.00 € - included in the house price (prefabricated house)
Structural engineer inspection 0.00 € - included in the house price (prefabricated house)
Tree felling 0.00 € - not necessary
Excavation 2,500.00 € - 500m3 at 5€/m3
Disposal 3,000.00 € - 250m3 at 12€/m3
Construction site 0.00 € - included in the house price (prefabricated house)
Construction liability insurance 0.00 € - included in the house price (prefabricated house)
Construction VAT reserve 0.00 € - included in the house price (prefabricated house)
Construction supervision 2,000.00 €


That brings me to a total - if I exclude the additional costs of the land purchase - of just under 20,000€. Where is the error? Have I forgotten something, or are the amounts simply set too low?

I think you don't understand the feedback here. Not only did you calculate way too optimistically with the big house, but you also lack a second income, even for a smaller house.

We discussed this with an Interhyp advisor; from his point of view, it was not a problem as long as the total household net income is correct. Do you have different information?

Yes, from practical experience, because I myself built on a slope with a basement 2.5 years ago when everything was still 20%-30% cheaper than today.

Above all, I do not receive any commission from you and do not want to sell you a house.

Regarding the incidental construction costs. For us, for example, in comparison: 12k private connection fees flat rate 5k drainage 23k earthworks 3k construction power ... Otherwise, overall just completely delusional. We have a loan of over 470k net with more than 5k and that is already insane enough.
