Interest corresponds to what I currently consider usual for the conditions. There are always minimal deviations, but I wouldn’t expect any big jumps anymore.

3-4 years saving 200k means every month: saving nearly €4,200 monthly over 4 years and that with €4,800 net income. Unfortunately, that doesn't add up.

Yes, the definition of "self saved" is interpreted broadly by many. It is also self saved because one disciplined oneself not to squander the gift of 80,000 euros ;) But I really do not want to accuse the OP of anything. Normally, you can often roughly calculate the savings rate for the house + saved cold rent as a possible monthly loan burden. However, for me there is a discrepancy between the probably very high savings rate and the monthly repayment. Although I basically find the repayment OK for the monthly income. I personally just would not have been able to save that much with 4800 net. Maybe there was a fat severance or something like that... could be anything. To be able to assess the whole package, a few details about the lifestyle are missing. And as always, filling out the questionnaire helps :)

Hmm, even if I don’t post the complete expense list here: no money from Mom/Dad, no inheritance, own apartment. How does that work????
Simple: met 15 years ago, moved in together 12 years ago, and then always saved sensibly. Sometimes more, sometimes less. That adds up. Also, I get a 13th salary which you don’t always have to blow. So you can save a lot of money without much help, but you have to want it. Now in Corona times, we even saved 30k in one year. But now we’re drifting off again. I was talking about the interest rate and it seems quite okay. So we will now start building the house :) thank you all!
