Financing a house without equity

400,000 € for construction is within the range.

However, I do not see anything about the land anywhere.

The costs come on top of that. And at first, the problem is finding one at the moment.

In case someone misunderstood me - the estimated 400,000€ should include the land. It was initially just the question: Whether it is even feasible in the next 1-2 years.

Is there actually a big price difference between a single-family house built stone by stone & a single-family prefab house?

If there are already no existing properties with you, then certainly no building plots, right? What does one square meter of building land cost with you?

Times 400 = €120-200k + additional purchase costs ==> That’s already eating up your total budget, because with the remainder you unfortunately won’t be able to build your house. For 120sqm, I would estimate including construction ancillary costs at around €300k+.

That makes it simple now. You definitely cannot build a house of the desired size for €400,000 including the [Grundstück].

Buy yourselves a well-laid-out 120 m2 condominium for €400,000 if it absolutely has to be ownership. Everything else involves considerable risk.

I also consider a 400k financing with an income of 4.1k to be too much. Furthermore, a planned annuity of 1.2k with the financing amount is too low. I would expect an annuity of 1.5-1.6k.
