Financing a house without equity

Hello, others can say something about the construction costs. But 400k including the land and all additional costs (landscaping etc.) would have to be somewhere near the Polish border to be realistic.

Otherwise, with 1,200 you won't pay off anything and you will get a bad interest rate on top as full financing. You have to reckon with at least 1,600 € for 400k (if that's enough). Plus 500 € additional costs for the house. That would be 50% of your net income.

You have to want that, but I don't see that with you.

We were very lucky with our property. It was a former reclamation site that a company just wanted to get rid of. We paid only €123,000 for almost 1000 sqm. We are sitting in NRW in the middle of the city, so not the Polish border.

How expensive was your plot/house? We have had the keys to our plot since Sunday (800 sqm = 190k). The house will cost about 175k. Best regards Steve

Without knowing more details, I’ll still go out on a limb and say: No, your house definitely won’t cost 175k. It will be significantly more expensive.

That is the price for the house itself, additional construction costs are not included (it will be a 120 sqm bungalow)

Yeah, I guess so too. Our house was initially at €189,000. In the end, it was €250k.

I would also be interested to know how you can build a house for 175k when many say: I need 300k+

Currently, a plot of land is being sold for 183,000€ (410 sqm) + commission.
