Hello,

attached is the building area where we will soon be applying. You can specify up to 6 plots in a prioritized list. In general, there seem to be more applicants than plots, so we are also wondering to what extent we should possibly adjust our priority list to improve our chances...

We are planning a 1.5-story captain's house with about 170 m² and a long garage.

The plots marked in red are intended for semi-detached houses and the blue one for a terraced house is already reserved; the area to the left of the site will be reforested. Our list:

For 24 the house must be oriented parallel to the street. For the others, there are no specifications, but the private road is added proportionally. We would like to be at the edge of the forest and not so "in the middle." Basically, I can already imagine that somehow everyone wants a corner plot. We are wondering if we should not possibly split our priority list a bit so that less sought-after plots are prioritized higher, e.g. 2-5, with a playground to be placed next to 2.

Since we have never been at this point before, I don't really know which aspects I might be missing due to ignorance right now.

How is the priority list processed? First all rank 1 plots (if overbooked, lottery), then rank 2...? Without knowing the exact procedure, all considerations to optimize the allocation are pointless. The attractiveness of plots is also a thing. We only discovered our building area when 14 of 20 plots were already allocated. Still, we got the plot that I probably would have chosen if there had been a completely free choice. However, a strangely shaped plot with utility rights for the settlement was already taken... So take the plots you consider most attractive. When doing so, don't just look at whether it's a corner location or not, but also, for example, the access issue. Are garages allowed to be set outside the building envelope for you? If not, the access corners might be problematic. From the plan, it's also not entirely clear to me where, for example, the plot for 27 ends and then where building is allowed. The share of private road is also something to carefully consider. You automatically become part of a homeowners' association and have to agree with the neighbors about winter services, etc.

I am "bothered" by the 498 sqm path that separates an entire row of houses, connecting directly to each of their three private roads (although several properties wouldn't have a common corner with it anyway). Does "v2" therefore mean that this is the first, but probably not the last, debug of a subdivision plan with maturity defects?

Would it increase your weight compared to the other applicants for this property if you put everything on map No. 24?

That would also be my question. If that is not allowed, then 26 loses a lot. The property boundaries are in red, the building boundaries in blue. The owners' association regulates, among other things, street lamps/lighting, cleanliness, clearing services, planting, and paving. If A and B say it's too dark, C is outvoted. Corner plots naturally have the shorter end of the stick here: then you are the one who keeps the sidewalk clean. Then you say you have double voting rights because of two sides and your argument doesn't get you anywhere. Apparently, every property by the forest can be reached via a private road. My question is: where is the garbage collected? Is it the cul-de-sac? Or is it the corners along Plan Street A? That's something you have to like. I don't find it a problem, but it can 1. be annoying and 2. if you consider that "everyone" wants to have their door from the garage to the house, I can't imagine anyone voluntarily wanting to drag their garbage bin 200 meters. Personally, I don't like the forest location at all, but they do seem to be the most interesting in terms of location itself. I don't think the orientation of 17 is bad. That would be another option for spot 6. If you like Hammer, then take a look at the plots next to the existing houses.

I suspect: rolled out to the public street. And I could imagine that one has to become a co-owner of the private road from 24 (possibly also if one does not have to drive in from the private road). My favorites would probably be 19 and 15.

And 26 cannot get onto the property without driving over 27 or the sidewalk in front. That's why it's a bit unclear to me. The blue line would fit quite well as a turning circle at the end of the private road, but that also takes away some of the property.
