Hello house construction forum,
we have already given some thought to our floor plan - attached is the current planning status.
What do you think of the design, what is good or improvable in your opinion?
Many thanks in advance for your answers!
Development plan/restrictions
Size of the plot: 510 sqm
Slope: no
Floor area ratio: 0.3
Plot ratio: 0.6
Building window, building line and boundary: 3m distance to the street
Edge development: No in new development area with 3 neighboring houses
Number of parking spaces: 2
Number of storeys: 1.5
Roof type: gable roof
Style: classic, modern
Orientation: house entrance: N, garden: S
Maximum heights/limits: ridge height 9.75m
further specifications
Requirements of the builders
Style, roof type, building type: classic, modern, gable roof, single-family house
Basement, storeys: yes
Number of persons, age: 4, (37, 38, 2.5)
Space requirements on ground floor, upper floor
Office: family use or home office? Family use, home office occasionally
Guests per year: 15
Open or closed architecture: (partly) closed kitchen
Conservative or modern construction: partly, partly
Open kitchen, cooking island: no
Number of dining places: 6-8 (in the dining room)
Fireplace: yes
Music/stereo wall: no
Balcony, roof terrace: no
Garage, carport: yes
Utility garden, greenhouse: no
House design
From whom is the planning: architect, own ideas
Preferred heating technology: gas condensing boiler + solar + controlled residential ventilation
What do you particularly like?
Structure of the living and dining room, overhang above the house entrance area, dressing room with "en-suite" master bathroom
What do you not like? Why?
Due to the placement of the stairs ground floor-upper floor, the house entrance is not in the middle of the house, we are considering how to make the entrance central with the stairs
There is no space for a generous wardrobe in the hallway area on the ground floor...?
Upper floor: one children's room is unnecessarily large, whereas the master bathroom is rather tight...?
We are still unsure about the placement of the fireplace next to the door
We are already looking forward to your opinions!
