Feedback on floor plans

Hello dear community,

we are now in the further detailed planning for our house (interior) and have decided on a construction company - the floor plans are initially "only" the rough planning and now it’s about optimization. Therefore, it would be great if you could post your optimization suggestions to give us ideas for improvements.

Somehow the floor plan looks familiar to me. Wasn't there once the consideration of a granny flat in the basement?

I am posting the floor plan here for the first time – the basis is the Edition 425 Wohnidee from Viebrockhaus in the 1.5-story version – we have redesigned it with a gable entrance, because otherwise the entrance would be directly from the south, where we want to have the living/dining area + terrace.

The questions from the posted thread are, in my view, largely irrelevant since the basic volume is already fixed and only the interior floor plan is up for discussion, or marginal changes to the volume would be unproblematic. Still, here are the relevant details:

Development plan/restrictions Size of the plot – 743 m² Slope – no Floor area ratio 0.3 Number of parking spaces – double garage 6x6 + storage room Number of stories – single-story (eaves height max. 4m = rafter cut point) Roof shape – gable roof Orientation – S - SE Maximum heights/limits: eaves height (rafter cut point 4m), gable height 9m further requirements

Owners’ requirements Number of people, ages – 4 – 2 adults 38, 2 children 5 + 8 Room requirements on ground floor, upper floor: GF = kitchen, utility room, guest room, living/dining, guest WC, garage, storage room Office: home office Open kitchen, kitchen island – kitchen island: no; open: separable by an internal sliding door Fireplace – no Music/stereo wall – optional Balcony, roof terrace – no Garage, carport – yes, double garage + storage room, total 6x9 Usable garden, greenhouse – no Further wishes/special features/daily routine – separate parents’ area on the upper floor, second bathroom in the attic, guest WC without shower, pantry in kitchen; utility room for dryer + washing machine, remaining technology in basement; bus system, photovoltaic system + storage, central controlled indoor ventilation, underfloor heating (all in the basement)

House design What is disliked? – layout of the upper floor, especially bathrooms + layout of parents’ area; utility room could be somewhat larger Favored heating technology: air/water heat pump with photovoltaic (approx. 6.7 kWp + storage, approx. 8 kW), 300l hot water storage

... and kitchen??? what kind of plan is that?

guest room = office?

why should the utility room be bigger? you have a basement. however, one should ask whether, with the garage/house entrance layout, access to the utility room through the garage is necessary. and if the washing machine etc. is also in this utility room, I would rather eliminate it and instead plan an exit to the outside ... keyword hanging laundry outside sometimes.

what exactly is disliked about the layout on the upper floor?

the dressing room is rather a pure waste of space and it is somehow a pity about the south-facing living room. how are wardrobes supposed to be placed there?

the wall between the children's rooms does not allow wardrobes to be placed there. the distance between wall/window is too small.

how high will the knee wall height be?

Hello,

I don't like the small entrance to the living room on the ground floor. Upstairs, the dressing room is the largest room and can only be furnished with a wall of wardrobes. The rest maybe with low dressers and in the middle there is unused space. I find rectangular dressing rooms, furnished with a wall of wardrobes on the right and left, much more sensible. I would prefer to leave out the wall to the dressing room to at least have a large bedroom. In the bedroom, only one person can place a bedside table next to the bed and personally, I also find it too small. In the children's room, a 2m wardrobe fits poorly. In the bathroom, I would not like to lie in the bathtub at eye level with the toilet bowl.

De facto, you wouldn't lose anything if you move the bed back into the dressing room and make an office in the bay window. The dressing room really can't be furnished properly... I would remove the entire bay window and save a lot of money. Skylight in the "office" and that's it; push the wall back a bit and place the entrance to the bedroom so that a good row of cupboards fits behind the door – access to the bathroom then naturally from the hallway... Children's bathroom gone, proper hallway and suddenly you're back at the model house.

What I mean is that floor plans can't just be bent around like that. If you have different requirements, you need a different floor plan designed for that.
