1319 per month for the first 15 years and 1476 for the last 15 years do not fit your desired rate at all. Especially since you say it fits right now because there are no children.

Do you want to wait 30 years for children??? Because children cost more than just child benefits. Furthermore, partial loss of income is to be expected.

Otherwise, the offer is good, as the costs are basically upfront. What about the risk life insurance? Normally, that is mandatory with BSK.

And what about KFW?
Is this a house construction or purchase?

One could also consider whether to include Wohn-Riester in the Bauspar contract. If one has been saving with another Riester form until now, this money would flow into the financing. However, then one has the disadvantage of deferred taxation. Personally, I have also moved away from it and would not do it if it can be done differently.

I have to tell you that the advisor already miscalculated the total :p

In his defense: all the costs etc. were only communicated by phone beforehand. That's probably why it doesn't quite add up. We need 300,000 euros, not 369,000.

From the start, we only requested an annuity loan without a building savings contract or Kfw. If anything, only Kfw homeownership would be considered.
It's about a new build.

I will post the offer for the annuity loan this afternoon.

Please ignore my invoice attached above. I have just corrected a few errors. Here now also with the new amounts based on the following assumptions:
    [*]Comparability of both variants through the same monthly annuity in both variants [*]Term maximum 30 years [*]Building savings contract: minimum savings sum 40%, 4 per mille repayment, immediate allocation after reaching the minimum savings sum [*]Adjustment of the annuity for the normal loan to the annuity of the building savings contract in the repayment phase via special repayments
The break-even is somewhere here at a loan interest rate of 2.05%, provided I have not miscalculated anywhere.

I ran the loan for 30 years and 9 months to be able to compare it with the building savings scheme and therefore came to 2.25%. In addition, I calculated monthly.
