So, when I enter the above data into the loan calculator at 2.73 effective and 1439 installment, I come to approximately €32,000 outstanding balance.

But you thought you only needed 300,000?

Get the whole thing calculated for 300,000€ and a rate comparable over the entire term. Here, once again, apples are being compared with pears.

I would not fix for more than 15 years and would rather repay at a higher rate.

I agree. And with the same rate for the first 15 years of 1130 euros with an assumed 2% interest, you have an outstanding debt after 15 years of about 167K euros. Even if the interest rates then rise to 5% and you (as above) then pay off 1200 euros, you will be done after another 14 years. However, I don't believe that interest rates will rise that high.

Especially since with the same payment and 15 years you can also repay significantly more than 2%.
