I have the following questions:

What kind of stone is the masonry made of? How thick is the masonry?
Are there niches for the radiators under the windows or not?
How old are the windows? And what material are they made of?
How is the house heated? How is hot water produced?
Does the top floor ceiling consist of concrete or a wooden structure?

As a former owner of a house from 1964, I can sing a song about renovation and so on. ;)

First of all, many thanks for the many and sometimes very detailed answers. I would never have expected this to such an extent. I have to read through it carefully again.

Now to some statements:

Can you say what a person of this quality costs and where I can get someone? Can the Verbraucher-Zentrale possibly help here?

Same question as above: Can you say what a person of this quality costs and where I can get someone? Can the Verbraucher-Zentrale possibly help here?

The approved and eligible BAFA building energy consultants are listed in the dena list as energy efficiency experts (... nicer name ...). You should definitely only choose an architect or civil engineer as a consultant who can advise you comprehensively in the overall context of a planned renovation and energy refurbishment. Unfortunately, the training standard has not yet been standardized; many "consultants" are registered in the dena list who offer BAFA consultations as trained craftsmen with supplementary quick courses at the IHK. However, they lack the qualification to advise comprehensively on all aspects of energy renovation. This also includes the building survey, recognizing building defects such as moisture damage, since only dry building components can be insulated. Therefore, energy refurbishment may also include a renovation concept for the repair and sustainable elimination of building defects. In my opinion, consumer advice centers predominantly refer to trained craftsmen.

The GEB: A BAFA-funded GEB (building energy consultation) is a comprehensive building analysis that describes the current energy condition. Using BAFA-authorized software, the current energy consumption in the unrenovated state is calculated. In comparison, the subsequent simulation describes and calculates the energy savings of various insulation options, taking into account a new heating system, renewable energy generators, or the installation of new windows.

For the report (approx. 90 pages), including collection and input of building data, economic feasibility calculations, and building physics calculations of renovation variants (building insulation/heating system), I charge a fee. We can gladly discuss this, as well as the BAFA subsidy, via private message; also happy to talk on the phone.

Purchase advice: I conduct real estate purchase consultations in NRW/RLP. My terms can be found on my website. I am also happy to send you detailed information about my real estate purchase consultation by email if you provide me with your email address. We can also have a phone call about this anytime.

Most purchase advisors are craftsmen or brokers, occasionally civil engineers. The recommendations and restrictions applicable to the GEB also apply here.

Good evening Will,

I have deleted your fee schedule. Please exchange information on this with users via private message.

Thank you + Rhineland greetings
Building expert

In your payback calculation, you have neglected both the interest on the construction measure and the price development of heating costs. However, I unfortunately cannot tell you what to apply there, especially for the latter. Presumably, natural gas will cost a bit more than 5.28 Ct in the year 2050; maybe you will also have a different energy source than gas then. Probably not a low-temperature heat pump designed for underfloor heating if the house has not been comprehensively renovated by then.
