I wouldn't have advised that now. So the decision for a boundary line has already been made? That also means the location of the new building? What about the windows in the "bakery"? What am I even asking ... Since that hasn't happened yet, the interest in advice seems rather limited.

*dustpuff* Especially due to the special area and the building boundary resulting in the southwestern part of the property, the idea has arisen to amend the development plan. The municipality would like a cost assumption declaration for this. Has anyone done this before? What costs are roughly involved?

There's a deep dark hole ... Has the municipality not given a rough estimate? Alone the costs for public announcements will be in the four-digit range. Then there's the original plan from 1964. It must therefore be completely redrawn. If it's only about that one property, the costs for the drafting part are comparable to those of an official site plan, so about 2K. Then there still has to be a text part and a justification. With troublemakers in the neighborhood, there will be delays, replanning, redrawings ... And who is supposed to do it? The municipality itself? A planning office? Commissioned by you? Or by the municipality? Maybe you'll get away with 5k, maybe it'll be 50k.

From whom then? - from you alone: rather not, see post #28; from all those wishing to build together: jointly and severally as individuals (I can hear Wim Thoelke say "Riiisiko"); so do you want to establish an association for this and equip it with the corresponding special assets?

It's only about that one property in the special area, exactly. The general WA can (for all I care) stay as it is. Of course, if the municipality sees this as a blank check to replan half the village, the hole in the wallet will be very big.
The municipality would commission a planning office for this.
How do you see the probability of total costs < €10k?
