Visually, I like option 1 best, but if the extension is not primarily about gaining space, but rather about gaining light: why not replace the old "conservatory" with a real one, that is with a glass roof? It enlarges the living room without darkening it, and maybe there are some nice ones too.

What hurdles might there be (Lower Saxony)? In this residential area, much has been rebuilt or demolished and newly constructed in recent years. In the process, buildings have emerged that neither comply with the number of full floors nor the floor area ratio/site area ratio according to the development plans. Therefore, there must be a good scope for individual approval.

The original development plan shows the following:


    [*]Plot size: 787m²
    [*]Site area ratio: 0.2 = 157.4m²
    [*]Floor area ratio: 0.3 = 236.1m²
    [*]I WR (Pure residential area, maximum 1 full floor)
    [*]Red = building line, blue = building boundary

The first amendment contains the following addition:


The property is not located within the scope of the provisions of the second amendment.


It is also about gaining space; the living room is not optimal, and a room is missing in the upper floor in the medium term.

Draw in the "previous owner" variant, I like that one best, followed by variant 2. You can see your building envelope in the drawing for the building permit of the [Vorbesitzer-Umbauplanes], where the building line on the entrance side is exceeded by the WDVS, as well as the building boundary at the front of the carport.

I have attached the previous owner's version as a proper scan and for all floors. I simply don't need the huge parental paradise in the upper floor. The staircase remodeling and a roof where I might have to shovel snow to prevent anything from getting between the two gables is also not my dream. Unfortunately, the position of the staircase on the building line limits the room<->hallway arrangement, meaning that a room from the existing structure always has to be sacrificed to reach the new rooms.

I rather meant that one should see the comparison in order to then distill a synthesis from the variants "previous owner" and "2".
