Then just enter the company name here in the forum search, the result is firstly 45 hits in total and secondly the realization that nine of them are even in this thread here. And thirdly, what the other threads are called in which the company is usually mentioned several times: # # Then you could at least tell something about the implied "but" with the "actually." Unfortunately, questions predominate in this section, i.e., the thread visitors who "seek" answers and the scale with those who "offer" answers is only very lightly filled. I have read the name of this company here several times and remembered it, but there are not yet any customers present in the field. That means my impression is "worth considering," but not yet supported by concrete experience.

I already knew the other posts, thanks. My impression of them was at least not negative (delays at the start of construction were most complained about). But the last two posters before you clearly hinted at negative experiences without going into further detail. My "actually" only referred to that; we are not yet beyond the initial discussions mentioned and so far cannot report anything negative; of all the general contractors we have spoken to so far, Spektral even made the best impression and has therefore been our favorite to date (although it is still very early and no decision has really been made). So I am especially interested in details from and .

Who were the other GCs, how did they differ in the initial conversations, and on what basis (preliminary draft from your architect?) did you even talk to them? The best time to make a decision is in the course of a tender process (in which also GCs are allowed to participate).

We also spoke with Werko (also mentioned positively here in the thread), Wabau, Novum, Town & Country, and Helma. All were initial introductory talks. We don’t have our own architect (I know your house-building plan), we actually believe that with our relatively average requirements and standard floorplans we will find something suitable (with slight adjustments).

With Novum and Town & Country, we found the approach of the contacts to be very unsympathetic, Wabau is quite inflexible (only very minimal modifications to the catalog houses possible – but these don’t fit us very well). Regarding Helma, one reads nothing good about their economic situation.

Werko is still in the running. Here we mostly agree with your first impression:


We did receive a construction service description. But so far the “Architecture and Sales” lady has really not made a good impression. We were asked for our room program, only to receive a proposal that didn’t fulfill it at all (to the point that entire rooms we wanted simply were missing). We will nevertheless continue to talk with them; maybe more will come out of it when we discuss the proposal in person (the first was based on brief email communication).

If you know my (by the way currently being expanded) house construction schedule, I’m glad (and thank you for the mention). But I am also surprised how you nonetheless come to the wrong assessment that an architect is only needed by those looking for original floor plans. That is not (also because of the new "Reloaded" episodes) a standard phase model service of an architect, but even the adjustment of a catalog design is potentially done much better by an architect than by the sales consultants of the general contractors. Probably soon the customer’s wish will drive me to also include this in my service catalog. Introductory meetings really only gain substantial added value when they take place in the course of the dough rest/setting the course (see latest episode). Trying to select a general contractor on the sly (without a free architect or other independent advice and without tender) is basically always an “a smarter way exists” idea. You save nothing this way – certainly not the architect’s fee – except safety and efficiency.

All big names – I count Helma just as much as Town & Country or Heinz von Heiden among them – “convince” (or not) by varying quality of their regional representatives or franchisees. What is inappropriate about the catalog houses from Wabau if you basically trust the suitability of standard models?

Superficial “cold approach” is practically always “the key to underperforming results.” Take a look at the five-point list in my post with the prison window on the keyword construction company search. Without a preliminary draft (or reference to a specific building proposal from the respective provider’s catalog), a salesperson sees you as an “unqualified lead.” You can’t get more than unsatisfactory answers this way; the phenomenon is called “causal relationship” ;-)
I increasingly believe what prospective builders need when searching for construction companies is some kind of “flirt coach” :)
