Experiences with GU in Saarland and surroundings

we want to build a single-family house in Saarland through a general contractor in the near future. It would be interesting for us to hear some experiences and comments from homeowners. We would therefore be very grateful if you could share your experiences (positive/negative) with us.
In this forum, there are already some extensive posts about the general contractors [GU] DHI-GmbH as well as about RKR Systemhaus.

I would also be very interested in the answers to the question. We are about to buy a plot of land and are in talks with both DHI and RKR.

DHI is very committed, has received a lot of praise from acquaintances, and makes a very good impression on us. I especially want to highlight here how many services are already provided free of charge and without obligation before signing. For example, the managing director of DHI takes a tour through the new development areas with DHI houses (but it seems to be a standard route – unfortunately not really personalized), the architect measures your plot and creates initial floor plans with you that are perfectly tailored to your plot.

RKR has now made us an offer (without ever having seen our plot) that is two pages long and absolutely not detailed. We also simply do not have a very good feeling about RKR, which is why they are basically out for us.

Still in the running is the only prefabricated house provider in the group: Hanse Haus.
The representative was very friendly and seemed very competent. Unfortunately, we have been waiting for the offer for more than 4 weeks, although it was initially said it would take about 2 weeks. The representative apparently is always on the road and rarely reachable...
That’s not a great start – by now we no longer have a good feeling either.

Currently, DHI is by far our favorite.

So we were with two [GU's]
Spektral:
Here, the long construction time of 16 months from signing discouraged us.
Novum Innovativbau:
With each conversation, it became significantly more expensive. The prices on the internet are very opaque.

In the end, we decided on an architect from Neunkirchen who made the building application for us. We are awarding the rest ourselves and thereby saving an estimated 40,000 euros compared to the requested [GU's].

We would like to build Grundstück. with a massive construction method and have had initial talks with Signum, Novum, and RKR so far. DHI will follow as well.

Signum: First impression was very positive. The initial meeting could even be held with the managing director. They build Grundstück. using Poroton. Construction with pumice is also possible. Much is already included in the standard.

RKR: First impression also positive. The conversation is held with a consultant. Regarding the type of stone, construction can be done here with Poroton, aerated concrete, as well as Bisotherm. Overall very structured. Additionally, the built-in standard can already be viewed in the internal exhibition. The installed standard is already of high quality.

Novum: First impression also positive here. Standard generally set lower, which will certainly be reflected in the price structure. The conversation is also conducted with a consultant. Novum is also very open regarding construction methods and wishes.

The second meetings will follow accordingly.

What was your impression of Novum, Spektral, RKR, and DHI regarding standards and price structure?

That would interest me as well. Has anyone else had experiences with other home builders in Saarland and the surrounding area?

May I ask what the architect's name was and if you would recommend him?

In general, I would also be interested in further general contractor recommendations from the area, Saarpfalz-Kreis / Pfälzer Bergland. So far I have found:

[*]KSB - contacted online, but they declined without giving a reason / no interest
[*]Spektral (?) - do they exist?

[*]RKR ? - that sounded rather negative based on what I found in this forum via search. Could someone link me to a thread if anyone remembers?

Otherwise, Town & Country apparently does quite a bit down there, but I am not very keen on such supraregional providers. Maybe I am too biased there.
