Experience: Situation view front building

Good day

We are currently planning an apartment purchase from the plan. Everything fits except that we cannot imagine how the front building will affect our view. The apartment is not a bargain, but it is located in the best location in the village. The floor of the apartment is at 475.90m above sea level. The front building has a flat roof with a height of 476.20m above sea level, i.e. the top edge of the house roof is 30cm higher than the floor of the apartment. The distance between the buildings is about 23m.

Does anyone have experience with how this looks "optically," i.e. does one have the feeling in this constellation of staring directly at the front building, or does it not seem disturbing because the eye level (standing and sitting) is above 476.2m.

If your current apartment does not have a house opposite it to help you imagine this, take graph paper and draw the cross-section and sightlines. First, there is significantly more distance thanks to the 23m than is usual in urban areas, and second, the other house is so low that you can lie down on the floor without feeling

Raw floor? RFB? Or top edge of finished floor? And then you still have the parapet height... Do you have that? Or is there a terrace/balcony there for you? The roof feels like it’s below you. ...does the mentioned flat roof now take up the entire panoramic area under you? I mean, is there nothing else to catch the eye? I think this is somewhat overrated here: after all, you look rather upwards or straight ahead, if anything. You can easily sketch this in a section: you don’t even need exact height details: align your FB with the roof and draw the section with a window. And where does your stick figure look? -> Draw a funnel :)

Thank you very much for the feedback and the advice.

It is the height including the floor.
The window goes down to the floor; the railing serves as fall protection. There is no balcony in front of it.
Since the building is on a hillside, you can still see the hilly landscape in the background, although the flat roof of the front building occupies the downhill view. Would that be a "no-go" for you?
