What is "good standard"?

Q2 with painter's fleece is unfortunately complete nonsense. Painter's fleece requires a Q3 substrate.

Paving terrace, driveway, paths, parking spaces... door and gate in the fence.
Trees, lawn, rainwater connection (cistern or allowed to discharge?).
Just the material for that costs you more than 10,000. Then you have to buy or rent tools. A vibrating plate 100 EUR/day. Mini excavator 200, etc.

Do as you think, but you are sugarcoating it.
Electric roller shutters, RC2 windows... for 1,800 EUR/m²... Team Massivhaus still has to bring money with them.

Yes, correct. I have gradually collected information here and we have gradually specified our ideas.
A 1:1 comparison is hardly feasible. Of course, I did not compare a townhouse/villa with an angled bungalow.


The mentioned features in comparable house types were requested the same in all cases. No specific design.

I would also gladly have current experiences from the BB region.


I agree. And therefore I would also like to know how and if it can be done.
But Team Massivhaus also does not seem to be the last 3-man company.
And if I receive a corresponding offer and the associated construction service description of what is included, I should get that too for the price. Or there are hidden costs. I would be very interested in where these could lurk.

We talked about TM, yes. However, I consider this number unrealistic. There must probably be common gaps in the construction service description that you have to close on your side. That is common. Just under €1900/sqm living space, where actually €3000 are calculated. ... I would be cautious there and would definitely invest a few hundred and have the construction service description checked. Possibly it is a shell house with packages for EL? If 6-8000 more is calculated for earthworks, take 15000, plus 30000 additional construction costs.

Basically, this thread was primarily about the described offer from the home construction company. I added the other costs for completeness. Of course, it is possible that I still have to adjust certain items. Exactly such comments are unnecessary. Here as well, I am interested in concrete hints on what might be correct or which costs might still be lurking somewhere. Simply saying it is nonsense is not helpful. The 1,800€ per sqm does not remain but rather goes more in the direction of 2,500 - 2,700€.

What do you mean by that? It reads as if you were attracted by the low house price and are calculating with that plus some extras.
The ancillary construction costs are not part of the calculation formula of 3000€/sqm.
Have the construction service description checked and then calculate with the numbers the examiner comes up with.

Well, little mouse bear... you must not forget who you are talking to here. What you are planning, I have just gone through.
My house is standing and has easily exceeded the "That's the price we'll land at, it has never been that expensive before" price from the sales talk by at least 20%.

Therefore. Don’t ask if you don’t want to hear the answer.

To me, it is not plausible how a house builder who only operates regionally in the North can undercut an absolute discount retailer in the construction business by a good 15%.

6,000 for facing brickwork? You hardly get the material for that. Do the math. The craftsman charges at least 40 EUR/hour just for the labor.
That would be 150 hours, so 4 men working a week... at the neighbor's, craftsmen were up and about for 3 days with two people to stick and grout facing bricks on one side of the house...

And then you start pondering... how can a provider offer that so massively under price and still exist...

Imagine you find a supermarket that offers its goods 15% below Aldi’s price... wouldn’t you be suspicious?

And to really discover traps, you need the contract in wording anyway, not your prose.
