The savings potential depends not only on labor costs but also mainly on the purchase prices. How much discount do you get on the material costs and what do you still have to rent such as [Gerüst], [Maschinen] and [Werkzeuge]

hm… yes ok. But it is the labor costs that you want to save on. So you can’t completely ignore the time factor.

In the original post you write WDVS, but in the next post you definitely want to build monolithic. How now?

Ok, thanks for the hint, that is at least a rough direction. Do the others here see it the same way? 680k seems relatively high to me at first glance (excluding incidental construction costs and exterior facilities and probably kitchen(?))?



Sorry, there was a misunderstanding here. Monolithic construction + plaster and no WDVS.

Otherwise, regarding our presented equipment: - no basement - no fireplace or chimney - no fancy bays, recesses, or similar

Where are you all currently? Still at the very beginning of the idea, right? I would advise you to get offers from prefabricated house/solid house manufacturers to see what you’re getting into. As it looks, you have no sense of any prices yet, but the hope to save a lot through as much own work as possible. We had an offer that listed very well everything that comes up during house construction and what prices are charged for it, that could already help you. Behind the statement "medium - upper standard" alone hide thousands of euros from "medium" to "upper." I believe the security you are looking for you won’t find in this thread. Surely, some 100% self-builders will soon appear here in the thread and promote their cheap projects, but whether I would take these as a basis for my project is questionable.

I did it like this. Almost everything as a one-man show. Including planning, statics, drawings, and building application. I have a master carpenter who is officially the designer and my construction manager. I also did the earthworks completely by myself. So far, only the surveyors, the window installers, and a construction company that was on site for 4 hours to pour the slab. And for 5 weeks a master carpenter with whom I framed and erected the shell. This will be a city villa with a recessed top floor and 192 m² of living space. [Vorgehängt Hinterlüftete Faserzementfassade], extreme insulation, ventilation system, parquet flooring, sauna, and all that jazz, and in the end it will cost around 250k. So there is plenty of potential for savings! I wish you lots of success!
