Hello, so far we have received an offer from a [Massivbauer]. Others will of course follow. It would help me a bit to properly assess the price. Maybe you can assist me with that. Here are a few features: [Kfw 70 Haus], living area 136 sqm, 2 full floors without [Kniestock], including usable basement, single garage - next to it a carport with a 6 meter long gable roof. Underfloor heating and air-water heat pump as heating technology, almost turnkey. Not included are painting work, earth removal transport, landfill fees, and house connection costs. Price would be 380,000 including VAT. House construction would be in Bavaria.

"almost turnkey" and "turnkey" often mean the same thing. But a shell construction is not, right? With the offers, it's a tricky matter... The economic surcharge alone can vary by a good 10,000 EUR with the same provider. Then the extensions are additional items that make comparison difficult.

The easiest would be to know and compare the shell construction costs (house only). Are the individual costs broken down or all in one sum?

I find it a bit expensive. In my opinion, it could go down by another 10-35K€ compared to my pool of offers.

Thank you very much for your answers. The costs are all in one amount. It is not a shell construction. Sanitary, heating, floor coverings including installation, doors, complete electrical work are included in the offer. Not included, as mentioned, are the painting work, transport of excavation material, landfill fees, and house connection costs. The gable roof of the garage hits the budget like that. It is prescribed by the building plan and costs alone 13,000-15,000 euros. I also inquired with the local carpenters and they quoted similar prices. But even then the price is still too expensive, right?

Well, I can imagine it being a bit cheaper: 136sqm * 2100€/sqm = 286K€ Single garage/carport = 35K€ Basement = 50K€ That makes 370K€ Now the costs for the soil come on top, which can easily be 10-15K€. I find it a bit too expensive.

@wing all right. I believe the basement is considerably more expensive for us because we have complete exterior insulation and insulation under the floor slab. But now I already have a ballpark figure. Around 370,000 including earthworks would be reasonable? Thank you very much anyway for your feedback.
