Living area specifications have nothing to do with commission in house sales, rather in the rental sector.

The real estate agent must provide truthful information as far as the information is available to him. If he, knowingly or out of incompetence, for example includes basement rooms or incorrectly calculates rooms with sloping ceilings, this is of course relevant.
I saved several thousand euros on the property purchase exactly with this argument.

Well, most write in the exposé that the information comes from the seller and that no liability is assumed. I think it’s rather a matter of luck if you can still get something out of it.

Square meters simply don't matter: either you find a buyer for xy bucks or you don't.

How do you come up with that narrow-minded idea?
The living area as well as the land area are absolutely essential characteristics of a property. Why should false information simply not matter here? In my opinion, complete nonsense.
I enforced the reduction of the commission after the purchase; lack of other interested parties was not the problem before.


That is basically correct.
But if, as I mentioned before, usable area is clearly declared as living space or roof slopes are simply ‘forgotten,’ the real estate agent is also involved in that. He must have that much expertise.

The commission is based on the selling price, not on the square meters. No, only personally depending on the buyer's requirements. The notarized contract of a used property normally does not include square meter information of the house, only of the plot. Approximate figures are still often used, but they play a subordinate role.
