What is also noticeable is that with minimal effort one could achieve a loan-to-value ratio of <90%, which would certainly improve the conditions for the amortizing loan.

For example, precisely through minimal own contributions. You hardly lack anything with €378k and €36k equity.

I see manufacturing costs of 303,000 euros and land costs of 70,000 euros and a capital requirement of 342,000 euros. I calculate 342 / (303 + 70) = 91.7 %. To get below 90 %, one would need to find 7,000 euros somewhere somehow (or the equivalent of 7,000 euros). 335 / (303 + 70) = 89.9 %.

I was with a major broker almost 2 weeks ago and can definitely say that there can be a large interest rate difference between 91.7% and 89.90%. One should definitely check and calculate what might make sense in each case.
