End terrace house large vs. small / price vs. space. Dilemma.

No, it is not justified by the fact that not everyone can paint their house as they please, but by the fact that it is cheaper for the investor. So you are buying a condominium in the form of a house with all its advantages and disadvantages. For example, you cannot simply replace your windows later, insulate the facade, possibly build an extension, set up a garden shed, etc...

Are you sure that the [Blockheizkraftwerk] belongs to the contractor and not to you? That you then rent the [Blockheizkraftwerk] to the contractor and then contractually buy the heating including electricity again? Usually tied for 10 years? Who owns the heating system including the pipes (not the [Blockheizkraftwerk])? What costs (besides the pure heating costs) arise from the contracting?

Definitely not the small one. If anything, the bigger one. And if you get a say in the design: the bathroom window is way too small and in the attic I would separate the side above the children's room from the studio again and create a storage room and a small bathroom there. That way you will have the possibility later on to make a children's floor and a parents' floor :-D

By the way, how wide are the houses? They seem extremely narrow to me. We once lived in one that was 5.50m wide and I already found that very close to the limit. But this seems even narrower to me.

But honestly: when you have paid off the smaller house in 10-15 years, then consider whether you might want to put in twice as much now and just pay it off over a longer period. Interest rates will rise again at some point and houses definitely won’t get any cheaper.

Furthermore, a shower bath. However, these are additional costs of about €10,000 again.

They are probably about 6 meters wide.

I would also pay attention to how big the gardens are and how they are laid out.

We also have such parks here, and they were laid out in such a way that practically everyone can look into everyone else's garden.
Of course, this is unavoidable with terraced houses, but there is a difference between someone being able to look in diagonally from the left/right and someone being able to look in frontally from all sides.

I dare to doubt that. The floor plan would have to tend more towards square then.
Based on the floor plan ratio, the width is more likely between 4.80 (for the smaller house) - 5.20 m (for the larger house) including the side walls.
You can also see this quite well with the bed in the bedroom, which, with a standard size of 2.00-2.20 m, takes up about half of the room width.
