By the way, the issue with the notice for personal use is not so simple in practice. First, you have to prove the personal need. And having purchased the property is not sufficient. Then your "pressure for the need" must be higher than that of the tenant, because they also have a need for living space. If an elderly couple with a small pension or a single low-income parent lives there, you have no chance.

It’s not that wild. The problem only arises if the person being evicted simply doesn’t move out. It can take a long time for an eviction lawsuit to actually lead to eviction. Apart from that, the property is a no-brainer. A sustainable rent of at least €800 must be paid for the house. If the current rent is lower, it is simply raised by 20%. But it should already be quite sufficient to cover a possible financing. For example, if €100,000 are financed for the purchase, the current rate is €500.

So during the viewing, they didn't know why the ground floor was renovated, some had even inherited the house and had no clue.
We plan to completely renovate the house from the core.

The part about personal use is really a sticking point. A woman lives there with two children; she already asked the realtor if a capital investor or a user-owner is buying, because she wants to know in order to have time to find something new. But we currently live in a 400€ warm apartment and have a household income of 4000-5000 €. We could also manage it like that for a year.
