Maybe you should read the development plan to see if what you want to build is actually allowed. It sounds like you are very enthusiastic but don’t look to the left and right.

No idea about construction prices in B, but exclusive living costs in my opinion more than 230,000. We all have dreams, but we all have to keep our feet on the ground... Rooms of 3.40 meters – tzzzz, how big do you want to build??? A 100 sqm hall???

Inform yourself about what is important and what should remain a dream, then building will work out.

P.S.: Heating, electricity, technology (controlled residential ventilation), washing machine and co, and plenty of storage space should also be planned :D

So I know that I am allowed to build up to 2 full floors as in the neighborhood.

In principle, we would like our apartment plus 1 additional room as well as a terrace and pool.
60 sqm open-plan kitchen/living area, 26 sqm bedroom, 17 sqm children's room, 1 WC, 10 sqm bathroom and a bit of hallway as well as another 15+ sqm room.

But unfortunately, that is not possible... or only with a bungalow but also unrealistic.

We hardly need any storage space, we don’t have any now either. We have more of a "clean" living style and everything fits in cupboards right now. We could dance in our living room, we have so much space despite a large kitchen with an island and a huge sofa landscape.
Our basement is empty and in a pinch I would just put a shed somewhere;)

For me, the question is how much I need to invest to achieve that. My dream apartment is exactly 2 floors above me... my floor plan plus another room and a 50 sqm rooftop terrace.
1650 Euros warm rent.
At that price, renting really hurts.
I always think of acquaintances who all pay a max of 1000 for homeownership (no idea how much equity they have) and that over 30 years.
They all have 130+ sqm houses, and I can hardly imagine that they all pay 400k. But well.
The point is to get a feeling, and if I know that I need at least half a million, I either have to give up on it or adjust my lifestyle and take fewer vacations.
It's like with cars: no matter what you buy new - it's a lot of money. So before I buy one that I don't like, I'd rather save up to buy one I do like.
This applies even more when building a house, after all, I have to live with it for decades.

Another question: if I use a kind of loft construction upstairs with columns, will that be more complicated and expensive than so many walls? Less material but structural challenges?
What do I save on the area if I do the flooring and painting work myself?

And when did all the acquaintances build? About 15-20 years ago, building felt like it cost about half of what it does today.

Hello,

I call that cheap for Berlin, as long as the apartment is not on the outer edge of the capital. But even there, in some districts - for example Lichtenrade - higher prices are asked for.

A call to the building planning office responsible for you should provide clarity regarding building zones and development plans or other requirements.

If the development plan does not allow a cube style, you will have to be flexible there too ;)

That again depends on the allowed eave or ridge height. Although the question arises for me how large (total area) the floors are supposed to be. High rooms of 3 meters and more only have an effect in rooms from 80 sqm upwards.

Budget EUR 300k - land EUR 64k - side construction costs EUR 35-40k = EUR 196k for the new single-family house. In Berlin - judging by the land price, I would assume the plot is not necessarily close to the city center - you get about 120 sqm for that, Kfw 70, single-story with a pitched roof, normal ceiling heights, carport or prefabricated garage, painting/flooring/outdoor facilities as DIY.
