Draft Single-Family House - Is Our Budget Enough?

Ok, I understand that. I can basically move the stairs again so that I don't have to crawl.

Where would be the best place for this room? And how many square meters does it need? I could imagine leaving out the shower downstairs and only having a small toilet and cutting a bit from the kitchen. Would 4-5 sqm be enough?

Regarding space: We are more the type "we buy everything new," also for the 2nd child because, in our opinion, every child has the right to "like-new things." The 1st child got everything new, so the second will too. We also want to raise our children so that they declutter themselves. Everything should be able to fit in the respective rooms (except for bicycles, etc.). For emergencies, I have extra enough space upstairs in the hallway for cupboards, which we don't have now. What we don't need, we sell or give away, it's that simple.

It seems to me that you are overlooking serious tips and advice :rolleyes: and jump from one topic to the next.

Actually, I even responded directly to Bauexperte.
The responsible office is closed today and the current owner has already been contacted.
I’m now waiting for further information regarding the development plan etc.
I’m already writing down the points and will then, if necessary, read up on this or that topic.

As it was posted now as a first draft, it definitely won’t work. So there are 4 possibilities.
1. Leave it
2. Optimize it and make compromises
3. Maybe something completely different, like a bungalow
4. Put more money into it and possibly wait.

I don’t like option 1 and option 4 would be okay as long as I don’t have to make compromises. Getting the best possible result for me could also mean option 3, since, for example, I like high ceilings.

You have to make compromises anyway, otherwise I’d build myself a nice atrium house ;)

So with your income and the age of the child, I would favor a combination of Option 2 & 4, maybe buy the plot now if financially possible, and then first save up a lot of equity. There should be plenty of room for that with your current rent ;)

Your cost plan is nowhere near enough even with an additional 20-30000 euros. We are also building in Berlin and have obtained quite a few offers for a plain single-family house with a pitched roof, about 140 sqm of pure living space plus largely converted attic, and when the final equipment decisions are made, we will be at least 210000, without any fancy extras. But walls, floors, landscaping, and garage are not included, and for those you can add another 40000 on top of the 40000 euros in ancillary building costs...

Check out Epis's rough calculations, they are usually pretty accurate.
