Draft Single-Family House - Is Our Budget Enough?

Hello dear forum,

we have been thinking for a long time about building a little house because we are paying quite a lot of rent anyway and our home is constantly full... but we miss both a pool and a large barbecue area. We don’t feel like constantly going to the Baltic Sea or overcrowded lakes and we also want our son or possibly the second child to have a nice environment.
Basically, of course, the freedom to design that a house offers is also appealing.
Since I didn’t find anything suitable after long research on prefabricated houses, I made a first draft to check the feasibility of our "wishes" with your help.

About our financial situation:
We currently pay €1150 all-in for rent, and according to initial bank statements, we have about €300,000 investment capacity.

About the plot:
We have one in mind with the following dimensions: approx. 700 sqm and 15.5m x 44m
Price €64,000 // no expert "it is ready for construction according to the owner" - what additional average costs can be expected?
Shape: [___] with street connection on the right along the entire area, photo attached.
I would like to have a carport close to the street as shown in the illustration, for at least 1 car, then the house and then space for pool and terrace.
We don’t really need much garden area. We will cover the plot with artificial lawn ;)
What could I improve here? Possibly orientation of house + pool regarding the sun?

About our house on the plot:
Since I am not familiar with boundaries and building regulations, I roughly drew the floor plan to scale in a sketch of the plot because I don’t know if an 8.5*11m house fits on a 15.5*44m plot ;)

Regarding the house, we have the following ideas:
Modern, more towards cubical style, but we are open. We don’t want pitched roofs, so rather a flat roof. We don’t want a basement at all. We are also open about the facade.
Ceiling height if possible about 3.00-3.40m downstairs and 3m upstairs.
It would be interesting again how much that costs.
Construction method: whether wood or stone ... is unimportant to us, whichever is more feasible.
We want underfloor heating and preferably floor-to-ceiling windows where it makes sense.
There should be a fireplace, preferably top left or bottom left in the living room.
Flooring material: we are also open, which one is cheaper?
I really like this linoleum that you find in good hotels in bathrooms and for normal rooms laminate or maybe something like screed... best would be a smooth floor without joints or cracks and creaking.
Heating/energy efficiency: we have no idea... solar on the roof?
Stairs: regarding age-appropriate living - is it easy to install a lift there?
We don’t need frills or decorations outside, I also deliberately made everything pretty straight and placed sanitary rooms close together.

And yet... there is so much to consider and before I now plunge into the details forever, the question to the group:
Is it roughly possible with the €300,000 budget (or about €230,000 without the plot)?

Uhm. You want to build this house including pool and fully finished inside including floors, kitchen, outdoor facilities etc. for 230 TEU including all incidental costs?? And then also a fireplace, 3 meter high ceilings etc.

My answer: No.

hello,

no, the pool and terrace as well as the garden and carport are to be considered separately and are covered year after year by professional payments.
I am only concerned with the house itself, so that we could move in.
I do not want to part with the fireplace (even if it's only ETHANOL) and if the ceiling height makes that much of a difference, then I will have to make compromises.
We already have high-quality furniture such as a kitchen and want to take it with us

The 230k move-in ready! just for the house is definitely enough, but construction costs vary greatly by region, so the house will either be significantly smaller or even much smaller than you currently think, which will mean significantly smaller.

If the region helps: we are from Berlin and would also build in Berlin

It must not be significantly smaller, it is already too small for me^^ Either there will be another child or I can finally call a large office my own... but I wouldn’t know where else we could save space. We now have 3 rooms in 129sqm and we love open huge rooms, but you can hardly achieve that with such a house. Bungalow style is my favorite but with 170sqm of floor space it gets terribly expensive, just finding the right plot in Berlin with suitable connections is impossible for the average person.

230k including additional costs is probably not enough.. ok.. but 20-30k more is not a problem now either, then it means borrowing money or waiting 1 year longer. Then maybe we should secure the plot first.

So, about the floor plan: The stairs don't work. You have to crawl up there or you'll bump your head. And since the floor plan stands or falls with the stairs, the discussion here is already settled. The positioning on the property looks good, but without a site plan and details about the surroundings, not much can be said about it. You should urgently inform yourselves about building envelopes, setback areas, and the development plan. Otherwise, it can be very disappointing in the end. milkie
