I am confused: considering that you apparently have been thinking about building for over 2 years, you have no clue?!
Not only here in the main forum the topic of buying land is touched almost every week, but if I type "land purchase what must I consider" into Google, your answers appear on the first pages, the topic of soil expert reports is also covered.

Keep it up, then you are a potential building victim.

Yes, the size may change, but rather by a few square meters, and in both directions. And ... "in the end ... than bought" --> you only buy with the purchase contract. Before that, you have only agreed on the size, but without purchase.

I would be more concerned about this passage, especially if it is in the draft contract: "...and a certain usability.". Do you have the development plan and have you already checked what and how you are allowed to build? Does that fit your (rough) plans? Is construction even allowed and under what conditions?

Thank you for the answers. Yes, admittedly we are having a bit of a hard time.

Unfortunately, your post didn't help much. Yes, we have been considering building for 2 years already. That’s why we have been keeping an eye out for a suitable plot for two years. We have realized that location is the most important criterion for us. The fact that we were offered the current plot is more or less a coincidence. I would also prefer if it were already a developed building area. Then, for sure, some things would be easier... From what you write, it seems no one should buy a plot or build a house if they haven’t read up on expert knowledge beforehand. But you might be right, and we are potential building victims. We have no idea and on top of that are very gullible.

I don’t really like that the size can still vary. I will call the municipality again on Monday about that. We have the development plan. We don’t yet know exactly what we want to build on it. As I already said, the location is the most important criterion for us. We don’t have a house in mind and are looking for a suitable plot; rather, we now have a plot and then have to find the right house for it. I could imagine that the issue of usability is mentioned also because groundwater plays a role throughout the whole town. In other words, if you even consider building a basement, it definitely can’t be done without a waterproof shell.

We will think about it further over the weekend and make some calls on Monday...

If you already have the development plan, then your property should be fixed at around +/- 1 to 3 sqm, as well as the layout. Has it been surveyed yet, or not? The answer is still pending.

My response was specifically directed at your reaction regarding the topic of [Baugrundgutachten].

And I think everyone should at least search for their new situation on the internet and skim through it. Not all answers there are useful or correct, but at least you always get some terms thrown at you worth following up on. My response was meant to show you the way to inform yourself promptly about everything that may still come, in advance.

Ypg's comment may sound a bit harshly worded to you. But for someone who knows about it, it sounds like someone asking what they need to consider when buying a car and the response focusing on the mileage counter: Where can I see that? Such people don't need to have expert knowledge but either have to buy it or accept a residual risk.
