First of all, thank you very much for your support! I tell you, we can’t see the forest for the trees anymore, which is why every comment is incredibly valuable, because it allows us to look at the floor plan from a new perspective.
We will certainly check:
Shower toilet downstairs and replacing the office with a guest room is clearly an option. What we had not thought of at all was swapping the house technology room with the office! I find the idea fascinating because it would solve the guest situation. Unfortunately, then we would lose the storage room, but we could solve that later with a double carport including a tool shed.
Correctly recognized again. We want to live “unconventionally,” so to speak. We will be two people initially, so it cannot be a typical family floor plan. Instead, we want to be able to pursue our hobbies in the large, open space upstairs. These include reading, painting, watching TV (okay, that can also be downstairs), and especially doing sports while watching series together. Currently, we use a stationary bike (which disfigures our living room) almost every day in our rented apartment. We want to add a rowing machine in the house. We would rather not have both machines in the ground floor in front of the TV. For this reason, we think it makes sense to use the second TV area upstairs.
We have also noticed during planning that we really have “too much” space upstairs. We have already considered lowering the knee wall (and will bring this up again at our next appointment with the architect). So far, we have decided against it because the usable width of the rooms of 2.80 m would decrease even further as a result.
One of the two, correct. They are usually good acquaintances to whom we can easily offer one of our beds. At the same time, they are all experienced outdoors people and have no problem sleeping on makeshift beds.
We will certainly check:
a niche for built-in closets as a wardrobe in the entrance area
pull the kitchen island a bit into the L shape so that there is a comfortable distance between the work areas (it looks somewhat far apart now)
divide the current storage room into a utility room and an office. or design the office not so sunny.
With this information, I would plan very differently. Either: Private rooms upstairs and an adequate guest room with shower toilet downstairs. Requires a larger floor area on the ground floor and somewhat less upstairs. Or: bedroom downstairs with bathroom and other rooms including guest and bathroom upstairs.

2 bedrooms upstairs .. is one of them supposed to be the guest room? Young families, I imagine that as 2 adults and 1 to 2 children. Or are the bedrooms for you because you sleep separately and the guests sleep in the large multipurpose room?
