Wouldn't a combination of the building savings contract with an interest-only loan be possible in this case, at least to save the existing contract? Of course, it depends on how much you need in total.
For example, we also financed our 195 k through Schwäbisch Hall.
110 k at 0.94% with the interest-only loan for about 10 years. Costs €462 per month. €62 are the interest and €400 go into the building savings contract, which then repays the interest-only loan after 10 years. The building savings contract then runs for almost 8 years at 1.49%.
85 k at 1.59% with the interest-only loan for 15 years. Costs just under €330 per month. €110 are the interest and €220 go into the building savings contract. After 15 years the building savings contract repays the interest-only loan and is then interest-bearing for 14 years at 2.85%.
Overall, the total costs (i.e. closing fee, account management costs, interest), which are fixed for the entire 27 years and end with zero, were slightly below the total costs of an offered annuity loan at 1.86% for 20 years and a subsequently assumed interest rate of 4.00%.
Maybe this helps with finding a use for the existing contract.
