Discussion floor plan semi-detached house

Hello,

attached are two floor plans of a planned semi-detached house, each ground floor and upper floor from a developer in our region. We are currently working on planning some of the details.

We prefer the following variant (attic and basement are also included but not shown here):

Ground floor: Left side with the following adjustments: guest WC will be slightly larger at the expense of the wardrobe and extended by a shower. I especially like the very open floor plan, but I have the following concerns: no vestibule, could this cause problems? You enter and have a direct view into the living room, etc., I lack practical experience whether this bothers me. Are there any comments here, also in general about the floor plan?

Upper floor: Right side. Two children should fit, bathroom with about 9 sqm just acceptable. What might bother me here: bathroom is "tube-shaped," is that problematic in practice? The other thing is the parents' bedroom is obviously very small, but the children have reasonable space. Comments on the floor plan? Apart from the stairs, one is quite free in the decision.

Where should the bathroom on the upper floor of the left half drain to? I would ask, not because you care, but so you can see what the BT says about it.
There won't be much wardrobe left... I would reconsider.
I myself grew up in such narrow spaces... in the beginning. - although our rooms only had one window at the end - how wide is the whole thing?
It didn’t take long until my parents converted the attic and moved upstairs.
I think I would clear out the floor and let the children occupy it and move into the attic. What does it look like? Would a shower bathroom still be possible here?
In general, if you are considering converting the attic, I would look very carefully at the ceiling structure; otherwise everything will creak.
Open kitchen... it’s nice but also annoying. You can hear the dishwasher.

The width of the house is 6 meters, so quite narrow. If I look at the bathtub, we are probably max at 2 meters width in the bathroom...

We also considered a bedroom in the attic, I’m just worried about the temperature in summer. Of course, I have no experience with Kfw55 + controlled residential ventilation houses, so that is certainly better...

Can you explain a bit more about the ceiling construction and drainage?

I'm not an expert either.. but the bathtub does have a drain pipe - just like the toilet. They have to be led downwards and then out of the house. Now it would be interesting to see how this is planned - simply through the living room along the wall? How does the BT ensure soundproofing.

I personally am not a fan of the American style (i.e., directly from the front door into the living room), but that is a matter of taste. I also prefer the right option upstairs. Is the stairwell open or closed? I would choose the right option on the ground floor, but paint the wall between the kitchen and living room, and either then add the counter or leave it open.

Reminds me of my old end-terrace house, only that we had a windbreak (built in ’78, drafty front door) and a straight staircase. How wide is half of the interior space altogether? We had the toilet in the same place and the bathroom opposite the stairs. The toilet drain went through the kitchen corner. Because we removed the wall between the living room and kitchen, you could hear the drain a bit, but it wasn’t disturbing since you know you’re not living alone. Regarding openness: I like it open, but I avoided placing the sofa openly. In our case it was placed against the long closed wall, protected by the stair wall, because it’s unpleasant when you’re lying quietly on the sofa (whether sick, messy, or normal) and the neighbor or partner’s postman opens the door. When sitting at the dining table, the situation doesn’t bother you since you’re in so-called action then. Why a shower on the ground floor? If the toilet is extended with a shower, I would make the wardrobe a small, deep built-in closet. If necessary, you can close this area later with a curtain. I would prefer the floor plan on the right and move the kitchen door downwards on the plan (~69 cm) and make the upper kitchen wall only half high, possibly only as high as the kitchen countertop. The room widths would be interesting for kitchen planning, because such a slanted sink is not exactly affordable (special depth countertop) and modern. Upper floor: there aren’t many possibilities there. I would combine the bathroom/parents from the left plan with the children’s room from the right plan – better bathroom layout, shift rooms dressing/bathroom a bit, get rid of the storage so there’s enough space for the two children’s rooms.
