Is the situation so bad 30 km from Stuttgart that one thinks about such a property? If you don't care about having a garden, it might be okay. But in my opinion, it is not worth the price.

Alright, thanks for the information. We have indicated to the owner that a purchase would only be considered with a significant price reduction. And it would still need to be clarified whether a carport might be possible after all. We assume that we will have to continue searching.

Yes, in the commuter belt about 30 km around Stuttgart, it is extremely difficult to find a nice and affordable plot of land! 380 sqm are offered and bought here as an appropriate and good size for a detached house. Many plots for semi-detached houses are even smaller, as are row houses. Prices range from €700-1200 per sqm depending on the plot and transport connections (S-Bahn!) The municipalities allocate plots based on a point system and all plots are still sold and built on within a very short time. Private plots are even more expensive and are rarely offered, at least not publicly. Anyone who cannot spend nearly half a million on the plot must inevitably take a small plot or go further out into the countryside. Larger plots in the commuter belt often have old buildings demolished, then divided or immediately built up with multi-story residential buildings. Or the garden behind the house is built upon with a second house. In the present case, the former has probably happened: old building demolished, the first heir cuts himself a nice plot with 6xx sqm, builds on it and immediately paves his driveway to the street. The remaining front part, 425 sqm, is now offered online by the co-heir as a nice flat plot without mentioning that the rear part is under a building ban. The price is outrageous if you subtract or realistically calculate the building ban part and the driveway, and personally, I would not buy the plot for that reason alone because I wouldn't want such people as neighbors. @

The plot has been offered directly by the owner since 11/24, and obviously it is not being snapped up immediately. At the same time, a real estate agent is offering it at various higher prices (price reduction ongoing), and this evening he has relisted it just below the owner’s price. Good luck in your search for something suitable!
