Difference between dormer, cross gable, cross house - unclear development plan

It seems to me that here the head is being buried in the sand prematurely.
Triggered by two unreliable sources (neighbor with a different situation, chatty general contractor salesperson).
In contrast, there is the development plan, which does not regulate the side gable, and the opinion of two involved planners on site who evaluate the project positively. They would even put their good name on the exemption procedure.

Your post #10 puts your worries in a completely different light. I'm sorry if my post supported your scaremongering. Apparently the municipality's view on your project is not known at all. As long as it is not clarified what exactly the municipality did not want to allow with the neighbors, you should stay relaxed. All the better, because your planner says exactly what you want and he has to take responsibility for it. But if your fears are that great, clarify the exact facts with the neighbors for your peace of mind: what was originally planned, which procedure was pursued, who demanded which change and when?

What is so wrong about questioning whether there are concrete definitions or legal regulations for individual components? If it had been clearly defined in the development plan, my question would have been unnecessary. I am merely looking for the right way to obtain a binding answer to my inquiry. As it seems, this is not possible for a construction project without prior submission of plans. So now I'll just relax and wait to see what happens. Submission and approval planning with the general contractor is ongoing. I will report.

Nothing. We have not found it: quoted the opinion of the Hessian VGH, binding for your case would be that of the Bavarian one. So everything is still open, may luck be on your side.

Your planning is the best example that the legislator currently cannot provide a clear definition, neither in federal legislation (Building Code, Land Use Ordinance), nor in state legislation, and even with the development plan it is difficult to consider all possible construction and design variants.

Because if, in your project, when standing in front of the facade, everything to the right of the ridge of the secondary gable is closed off, you would see a cross gable with a recessed balcony; if everything to the left of the ridge of the secondary gable is closed off, you would see a dormer with a recessed loggia.

Since we do not know the development plan or its justification, we cannot assess what the city planners specifically intended when drafting the development plan. But your authorized plan preparer can evaluate this, so things look good for you. Your concerns are based only on unconfirmed facts and vague assumptions.
