Development plan of the property

Good morning,

we have the following plot in sight, it is in NRW, attached below is a section of the development plan. We really like the orientation, the entire area is also nice and the neighbors are great. The only point of criticism for me is the shape of the building window.

Our idea would be a tent roof house in Mediterranean style, this type of construction is basically possible there. I have sketched how I imagine the top view. Based on a 3.50m wide garage, I could fit a square with about 10m edge length in the building window, this would correspond to the planned living area of about 175sqm. The roof overhang could become problematic; as soon as I take it into account, the house would become about 0.7m larger on each side, so I would have to reduce the house to 9.30x9.30m in order to keep the corner of the roof within the building window, the living area would decrease accordingly. I have looked at the NRW state building code but did not quite understand it regarding the roof overhang. We will have discussions with an architect soon, but I have to make the pro-con decision about the plot relatively soon due to a reservation.

It would be nice if someone competent could assess this.

I personally find it a shame that on a plot which does not have a simple rectangular building envelope, one places a simple cubic building structure, when without additional costs one could put an individual, unique house on it.

But everyone as they wish.

Food for thought: Where is the entrance, where is the garage, and where is the garden? And THEN: What happens with the leftover corner at the top right?

Hello you two,

Thanks for the feedback. In principle, we are open to everything, we would just imagine a tent roof and the Mediterranean style. From everything we have heard, every bay window and anything that is not standard costs extra, and unfortunately there is a limit to the budget. Otherwise, of course you are right, a non-rectangular house certainly has its appeal, but we cannot estimate the costs, so we are hesitant.
First of all, it is about whether we should secure the plot or if it doesn't make sense from the start.
We had an initial conversation with an architect, but I definitely don’t want to put him under time pressure.
Regarding your question. The garage is in the top left of the picture, directly adjacent to the neighbors’ garage. I would now have taken the corner as part of the garden, possibly later a wooden shed for bikes or similar. It is specified that the front of the house is at the top of the picture.

Would it even be possible to get approval for a shed outside the building boundaries/lines?

In which region are you building? At the Mosel or in Tuscany I might still accept this design, but elsewhere? It has to fit. But in my eyes, the plot is more interesting in shape than square, practical, and good.

Even in Tuscany, houses do not always look square and angular.

That would be in Selfkant, just before NL. It is a new development area, everything from Avantgarde to country house is present, we certainly wouldn’t stand out. Thanks anyway. We will discuss this with the architect that way.
