Development plan: Is the desired building at all possible?

We have a plot in BW with a view and originally wanted to build two full floors without slopes. The information seems somewhat contradictory to me – would our plan even be feasible? Thanks

The reference point is the highest intersection of the building footprint with the existing terrain. For determining the eaves height, the intersection between the exterior wall and the top edge of the roof covering (= roofing) is defined; for the ridge height, the highest intersection with the roof covering. Building setbacks are disregarded when determining the eaves height if the length of the setback relative to the associated building length is less than 40%. The eaves height in the area of the non-accounted setback is limited to max. 4.80 m.

A picture of the original determinations and a picture of the graphic part of the [B-Planes] would be very helpful. Based on your information, I would say: flat roof and shed roof should work.

Why?

Is the building height sufficient with a flat roof? 6.3m seemed quite low to me for a normal ceiling height.

The standard clear story height is 2.50m, ceiling EG 0.40m, 2.50m for the OG, leaving 90cm for the roof and, if desired or necessary, for the base. That should be enough, or how do you calculate?
