Development plan - How to arrange parking spaces?

Hello everyone,

we are planning to build a single-family house with a ground-level granny flat (approx. 40-50sqm) for grandma. The plot is 19m wide and 32m long. We would like to use the full allowed width for the house construction, so that both living units on the ground floor don’t feel too cramped.

Now I wonder if I am allowed to build the house 13m wide and 10m long. To the right of the house, I would then like to build a carport and park the two cars one behind the other, so that the two cars are positioned along the 10m length of the house. According to my city, I have to prove 1.5 parking spaces per residential unit. So I wanted to place the 3rd parking space in front of the house in the front yard. Now I wonder if this is allowed, or if the two parking spaces next to the house have to be realized in a double carport with a width of 6m. In that case, the house could only be 10m wide and it would then be impossible to realize a ground-level granny flat.

The development plan states the following:

Parking spaces and garages are only permitted within the buildable areas of the plot. Exceptionally, for residential buildings with one apartment, one parking space in front of the garage is permitted and can be counted according to the parking space statute of the city of Bad Nauheim. For residential buildings with 2 apartments, one parking space in the front yard is exceptionally permitted.

And what does the development plan say about boundary construction? I wouldn't make two parking spaces one behind the other... our neighbors opposite have that, they are constantly outside together (morning/evening) and maneuver accordingly, whoever has to leave first in the morning

The development plan says nothing about boundary development. However, on one side you are allowed to place your carport/garage on the boundary.

Having cars parked one behind the other is not a problem. A house that is as wide as possible with space for a granny flat is more important to me.

So how do you interpret the sentence from the development plan on this topic? The gentleman from the city is currently still on vacation.

So, I just spoke with a grim man from the city. The parking spaces are not allowed to be placed one behind the other, but must be separately accessible. I am allowed to place one parking space in the front yard.

The property is 19m wide and I would like to build the house 13 meters wide so that there is enough space for both residential units on the ground floor. Now it's your turn. Hopefully, you have ideas on how I should arrange the 3 parking spaces?

19-13 = 6 meters. A parking space has a minimum width of 2.50 - 2.70m. So you get a parking space on the left and right side of your house, and you make one in the front garden (as a lengthwise parker). You will then need to get this approved, as a lot of area in front of your house (if there is a sidewalk) will become lowered curb. Boundary development is generally possible with garages and subordinate building structures here. So that should work.

Hello Wastl,

thanks for your contribution. That would of course be great if that would work. However, then I would have double boundary construction (parking space on the right + parking space on the left), which is not allowed, is it? We are not planning carports/garages for now, only parking spaces. I thought you are only allowed to place parking spaces on one neighboring boundary and not on both.

Because I have to provide 3 parking spaces, I also need more area with a lowered curb. To access the parking space on the right side of the house, I first need 3 meters of lowered curb. The parking space on the left side of the house then also needs 3 meters of lowered curb. The 3rd parking space as a longitudinal parker can also use the left driveway. So I need a total of 6 meters of lowered curb. Is something like that allowed?
